Management and consultancy

Many developers looking at potential retirement sites are put off because of the specialist nature of the market. Developers want to develop and sell residential property, they don’t want to be locked into long term management of developments and nor do they understand how to sell into this market. That is where Oak Retirement comes in – we can help you design and sell retirement property and take over the long term management of the finished development.


Some sites are best suited for a development that follows the Extra-Care model with a C2 planning use class. People who buy Extra-Care property expect to have services on-site to support their life from the moment they move in. Most property developers have no knowledge of how to set up these services or to operate them. Nor do they know how to design Extra-Care developments to ensure their success and, since selling Extra-Care retirement property is a specialist activity, they need advice and help with marketing and sales activities. And even if your project is intended to follow the more traditional 'retirement living' model with a C3 planning use class, Oak Retirement can show you how you can increase its attractiveness to buyers by providing additional services to residents.


We can work with your architects, even to the extent of giving them a detailed design brief, to ensure the finished development is fit for purpose and popular with potential buyers. Then we can set up the onsite services and manage them going forward – you need never come into contact with the end customer; ensuring they are safe and happy will be our responsibility.

We can advise on marketing and sales throughout the development and initial sales period. We can even manage or carry out the sales activity for you. Customers for this type of property may have care needs that must be planned for or need support with applying for benefits such as Attendance Allowance – activities that are well beyond the competence of traditional sales teams and that is where we can help.

About Our Founder

Stephen Ladyman PhD


Stephen is a former Minister for Health with responsibility for Social Care. While in that office he promoted the Extra Care model for retirement living and it continues to be promoted by the current Government. After leaving Parliament he acted for two years as Chief Executive of Retirement Security Ltd., a company that manages one of the largest estates of private extra care accommodation in the UK.


Stephen is a previous Chairman of the Retirement Housing Group, a leading trade group representing companies that develop retirement property. He is also Chair of Wiltshire Health and Care LLP, a community health provider in Wiltshire, and Chair of the National Autistic Society.
